There I was sitting in a room full of marketing experts listening for some insights into how I could close more deals. The speaker had a monotone and was actually making me sleepy.

Let me back up for a minute ok?
We all want to close more deals. Bigger deals with clients who don’t shop us to death and generate these deals without having to beg or worry about agent loyalty.

Just as I was about to fall asleep – which really would have been terrible since apparently I snore loudly, this speaker said something so simple that it woke me straight up.

“If you keep doing what you are doing – you will keep getting what you are getting.”

My first natural response was DUH! Of course you will but I then realized that he was right. I was “hoping” instead of testing and planning.

Stop hoping- you can think positively and you should but you need to back that up with action.

That’s why I sat down and put together the top 48 PROVEN ways I use to close more deals and also an accountability and tracking software that you have access to as a member.

FELL YEARS AGO AND GOT BACK UP

I actually saw this on Facebook as a post from one of my realtors and swiped it.
Mostly because it has such personal meaning to me.

If you know my story – then you know why.

I was raised lower middle class with my parents working very hard just to stay there.
I created several multi million dollar businesses and had years of earning 7 figures
LOST IT ALL – and I mean all of it including retirement funds

Have now slowly and with lots of effort built it back!

The good news of course is that  is much easier now- and I have accomplished in 5 years what took me 15 before- The key for you and I though is to ALWAYS be moving forward – even after being knocked down!!!
BIG DIFFERENCE BETWEEN KNOCKED DOWN- AND KNOCKED OUT!!!

Don’t Just Say It – Do It

We all know people who talk a good game but don’t follow thru.

You need to think about this internally and also externally.

Internally – Do what you say you will and you will have a great reputation and create momentum for yourself.

Don’t make excuses or Be “too busy” – go ahead and actually schedule it.

One trick I use is to actually public state what I am going to do and the date I am going to do it and then I MUST
follow thru. You can and should also schedule these activities “AS IF” they are an appointment @

Be the person known for your follow thru and stay away from all the “BS”ers in your life both personally and professionally.

Success is The Sum Of Small Efforts Repeated Daily

I am often asked how I am able to be so busy originating, coaching originators, creating new training programs and building other businesses.

It’s a fair question and what I am about to share with you is so powerful and so simple that almost no one believes it is a MAJOR key to success.

We have been programmed to believe that we must instantly respond to e-mails and phone calls and now text messages or FB messenger. But the truth is that true success comes from doing the small things consistently that will help you grow your business.

THINK ABOUT WHAT THE AVERAGE ORIGINATOR DOES.

You get busy. Thank heavens right? Then you spend your time “working on your loans to get them closed.”
They close and then you look around and say “OH NO” I have no closings next month I  better start marketing again. You then repeat this cycle month in and out and year in and out.

WHILE YOU ARE BUSY YOU IGNORE MARKETING WHICH IS THE KEY TO YOUR BUSINESS.

The way to fix this is by literally setting appointments with yourself. Yes, I know it’s simple. Yes, I know you might even set them but get busy and distracted. But think about these appointments as REAL appointments.
You would never NOT show up for an appointment with a client or a prospect.

That would be disrespectful right?
So why should you treat yourself any differently? Why do you disrespect yourself?
Here are some MUST DO activities that should be blocked out as appointments weekly.

1. Weekly e-mail blast to your sphere of influence.
2. Monthly newsletter ( You can access this in the TOM MARKETING PORTAL)
3. I personally do 10 video e-mail a week to my agents.
4. Weekly status updates on the files you have to the selling agent/listing agent/ clients.
5. Weekly status call with my processor to review my files.
6.  Posts to social media 3 times a week. ( You can access marketing materials in your TOM Marketing Portal)

There are a number of other activities I have scheduled. But please don’t miss the point here.
The key to success is doing the small things consistently and the way I do that is by setting them up as an appointment with myself.

This morning I woke up at 5 am and headed over to my local NBC affiliate for a live mortgage and real -estate segment on the morning news.

What’s important to understand about this is

  1. I am not a college graduate and barely graduated high school.
  2. I am not exactly the best looking guy – my hair is turning grey and I am a little overweight
  3. I don’t know everything about mortgages or real -estate and am still learning new things every day.
  4. I went to bed at 1am because of a long holiday dinner.
  5. I am an introvert and extremely shy as a person.

    OK- Now what is your excuse for not being where you want to be?

    Success comes from stepping outside your comfort level and doing what you may feel uncomfortable doing.

    Sounds so simple right?

    But it does all come down to you and whether you think you can or you think you can’t.

    What are you NOT doing that you should and could be doing because you are limiting yourself?

    Let me ask you a question ok?

    What is the worse that could happen to you?

    If for some reason I totally flubbed my appearance what really is the worst that would happen. I would be embarassed for a very short period of time and then people would forget. But the other truth is that even bad Publicity is better than no publicity at all.

    Think about that actor in Chicago who just created and staged his own attack. There are numerous other examples of high profile people who have fallen out of view and stage something to get back in the public view.

    So go ahead do two things.

    1. Think about what you think you CAN”T do and just go and do it !
    2. Leave a comment on what you have done that was uncomfortable and what your results were

We all have our ups and downs in this business and truthfully it is always full of highs and lows as is life.
The key to success is remembering the WHY.

WHY are you in this business as opposed to any other you could be in.

WHY is your current circumstance the way it is and how can you change it.

WHAT are you doing that IS working.

I have been blessed to have a personality that allows me to truly not care what anyone thinks about me. To most that may sound harsh so let me explain.

If you know in your heart you are doing everything that is moral, legal, and ethical than you should never ever worry what anyone says or even thinks about you.  The more successful you become the more people will challenge you.

They may even become vocal critics but most will talk about you when you are not around.

To be successful have a thick skin and be firm in your convictions and your path.

Fragile people are terrible sales people.
